My research focuses on real estate finance and economics. I try to explore the appropriate discount rate for cost-benefit analysis, especially for a very long-term project like climate change mitigation and infrastructure. The discount rate adopted in the analytical model will significantly affect our efforts/investment today and lead to the failure or success investment or climate change mitigation.

I use the micro-level dataset at the residential real estate to evaluate how markets treat the future cash flow at present value over a very long time horizon, in order to estimate the dynamics of discount rate and its volitation under a series of global crisis and monetary policy.

My research uses a quantitative method to work on asset pricing and affordable housing topics as well to apply my research on urban studies. I also present my work at the Allied Social Sciences Association (ASSA) & American Real Estate and Urban Economics Association (AREUEA).
