Revenue municipal bonds are debt obligations issued by local authorities for raising funds in order to finance a vast array of investment projects. The objective of this research is to examine if and how the land value finance approach (LVC) can be used as a method for lowering the cost of borrowing of municipal bonds issued by local authorities to finance urban investment.

The work evaluates through standard econometric analyses the effects of the speculative trend in real estate prices in Tallinn and investigates the influence of public transport cost on real estate prices; in particular, we inquire whether public transport costs mitigate cyclical economic downturn effects.

estimates the capitalised evaluation of the extension of line 2 in Warsaw by
calculating the effect of metro access on property price in two selected
districts in Warsaw: Bielany, with its existing metro line and Targówek, where
the planned metro line 2 will pass.
